What are your hours?


9-5 Monday through Friday 9-12 Saturday (varies- please call before hand) Closed Sunday Sometimes we have to step out of the office during the day, but calls are answered 24 hours a day and are returned at our earliest convenience.

Do you own all the properties listed on your website?


No. All properties listed are owned by individuals that have retained our management services. We find a tenant, collect rent and take care of all tenant related issues for the owner.

I found a property that interest me, what do I do next?


Although there maybe pictures on-line and the property description suits all of your needs, we ask that you physically drive by the property before calling to see the inside of the property. We would like for you to check out the neighborhood and the location in relation to your employment for commute/traffic purposes.

I have seen the inside of the property and I am interested in renting it. What do I do next?


Please print out the application from the homepage and fill it out. All persons over the age of 18 residing at the property must fill out an application and be a named party to the lease. The application(s) must be turned into our office in downtown Olathe. We only accept/process one application at a time. There is a $10 fee per person 18 and over or $10 per married couple.

What does the application process entail?


e do a credit check, check past rental history and verify income. Applicants must be gainfully employed, have no prior evictions and have a valid social security (SSN) or tax payer ID (TIN) numbers.

I have bad credit. What do I do?


We do NOT do credit scoring Your credit report is pulled from Experian and we look at the full report. We do not care about medical bills and student loans. We look for certain court judgments, collections from previous landlords, utility companies (cable and phone are not considered vital utilities), and bad checks that are unpaid.

How do you verify employment?


We will call the employer, but a month's worth (the most recent)of pay stubs will take care of the employment verification. If self employed, we must have a copy of the front page of last year's 1040 form showing income. Child support is not considered income, but does help in the decision.

Do you accept a cosigner?


Yes we do accept a cosigner. The cosigner must meet or exceed our credit criteria.

I have been accepted, what is the next step?


The next step is to come into the office and sign a lease and put down the deposit. It is important to do this as soon as possible. Once the deposit is tendered, the property is taken off the market.

What are your lease terms?


Most of the time, a one year lease term is required unless specified otherwise.

I noticed that the property I am interested in allows pets, what kind of pets do you allow?


The owner of the property decides if the property will accept a pet or not when they sign up for our services. If the property does accept a pet, the policy is limited to one pet that is usually limited to 20lbs or less unless specified.

Is there an additional cost of having a pet?


Usually there is an additional deposit equal to 1/2 of the original deposit. For example: the rent for a property is $500. The deposit for that property is $500. The pet deposit is an additional $250, making the total deposit $750. In addition, the carpets must be professionally cleaned upon move out with a receipt provided to the management company. Any additional damage will be taken out of the total deposit.

Is any of the pet deposit refundable?


Most of the time, all but $100 is refundable as long as all conditions are met and no additional damages have occurred.

Do you work with breaking down the deposit payment?


Depending on your credit, we can break the deposit down into two payments. The first half would be due at lease signing and the other half is due within 30 days.

How long does the deposit hold the property?


The deposit holds the property for two weeks. You must pay rent and take possession within two weeks after the lease is signed.

What do I need to do to take possession?


The first month's rent must be paid in full and all applicable utilities need to be in your name when you come to pick up the keys. A Utility Confirmation Sheet will be given to you upon lease signing with the applicable utility information on it. The sheet must be brought in with the confirmation numbers along with the rent in order for the keys to be turned over.

Do you prorate the first month's rent?


No. We prorate the second month's rent. the first month's rent is due in full. Example: You pick up the keys on July 15. The first month's rent pays from July 15th to August 15th. On August 15th, the rest of the 16 days are due. Here is the proration formula: RENT $ x 12 / 365 x # OF DAYS LEFT IN MONTH. Rent starts the day you pick up the keys or place a personal item in the unit.

What kinds of payments do you accept?


We accept cash, personal check, money order and cashier's check. At this time we do not accept the following: credit/debit cards, payment over the phone or direct deposit.

Do you accept a housing voucher/Section 8 housing?


No..
